Water Heater Maintenance

We take for granted how dependent we are on our hot water heated for basic, everyday needs. This includes cooking, cleaning, and showering. This dependence on water heaters is reason enough to maintain them.

Water heater maintenance is not only simple, but can also drastically extend the life of the heater. To do so, repeat the following steps yearly.

Maintain your water in 5 minutes with these 3 easy steps:

Lower the Temperature

  • First, locate the temperature setting dial. This dial will be on the gas valve or on the thermostat which is placed behind the electric water heater panel.

  • Next, lower the temperature between 115 and 120 degrees Fahrenheit.

  • By lowering the temperature, the tank will be protected from overheating and will help to reduce energy usage.

Test the relief valve's temperature and pressure

  • Partially lift up the lever and allow it to quickly snap back after it is released. By doing so, you will be able to test the temperature and pressure of the valve.

  • During this process, you should hear a grumbling sound as the valve releases water that will be released into the drain tube.

  • If the temperature and pressure doesn't change, then the relieve valve isn't working properly and needs to be replaced immediately.

Flush Out Your Water Heater

  • Put a bucket under the drain valve, this can be located at the bottom of the tank.

  • In some cases, drain valves have a handle. While others have a short handle-less stem with a slot for a flat head screwdriver.

  • Next, turn the valve counter-clockwise to release water into the bucket.

  • Finally, close the valve by turning it clockwise. Make sure to drain the bucket as well.
